A Coating Suited to Gulf Weather
Polyaspartic floor coating is a close cousin of polyurea, and in Brownsville it solves two problems at once: humidity and sun. Standard epoxy has a narrow install window and tends to yellow under UV light. HomeGuide rates polyaspartic UV resistance as excellent and epoxy's as poor to fair, and lists a full cure of 1 to 2 days for polyaspartic against up to a week for epoxy. For a garage with the door open half the day, or a patio in full sun, that matters.
Why install conditions decide so much
Wikipedia lists Brownsville's average relative humidity at 75.9% for the year. HomeGuide says epoxy should be applied between 60 and 85 degrees with humidity under 85%, and gives polyaspartic a working range of -30 to 140 degrees along with a wide range of humidity. In practice that gives us more good install days and fewer reschedules. It does not mean anything goes. Every resin coating can have problems if moisture condenses on a cool slab, so we still measure humidity, air temperature and slab temperature before we start.
Sun and color
Wikipedia counts an average of 141 afternoons a year above 90 degrees in Brownsville. Sunlight through an open garage door, a glass storefront or onto a patio slowly breaks down coatings that are not UV-stable, and the first sign is yellowing. Polyaspartic topcoats keep their color much longer, which is why we use them over epoxy base coats in bright spaces and on most outdoor work.
Where we use polyaspartic
- Topcoat over epoxy: an epoxy base for thickness and bond, with a polyaspartic clear coat for UV and wear.
- Full polyaspartic systems: base and topcoat both polyaspartic, for jobs where downtime has to be short.
- Patios and covered porches: outdoor slabs where yellowing would show.
- Flake garages: a flake broadcast locked in with a polyaspartic clear coat.
- Small commercial spaces: shops that can only close for a day or two.
The tradeoffs
Polyaspartic costs more than epoxy. HomeGuide lists it at $5 to $12 per square foot installed against $4 to $10 for epoxy. It also goes on thinner: 2 to 6 mils per coat compared with 10 to 20 mils for epoxy, according to the same guide, so building a thick floor takes more coats or an epoxy base. Fast cure also means a short working time, so it should be installed by a crew that knows the product. Store kits rarely include true polyaspartic for that reason.
Getting the slab ready
Fast-curing coatings bond only as well as the concrete under them. We diamond grind the floor to open the surface, remove old sealers and salt residue, and fill cracks before the first coat. HomeGuide notes that moisture and hardness testing runs $50 to $300 when it is billed separately. We test moisture as part of the estimate, because a damp slab is still the most common cause of coating failure here.
How long it lasts
HomeGuide puts polyaspartic floors at 10 to 20 years or more in homes, with shorter lifespans possible in heavy commercial use. Salt grit, sand and fluids left sitting on the floor shorten that. Regular rinsing, quick spill cleanup and mats under hot tires in the first weeks help it reach the long end.
What This Covers
We install polyaspartic as a full system or as a topcoat over epoxy, depending on the floor.
Slab testing
Moisture and surface checks before quoting so the system matches the concrete.
Diamond grinding and repair
A ground surface with cracks, chips and joints filled before coating.
Full polyaspartic system
Base and clear coats in polyaspartic for the shortest downtime.
Polyaspartic topcoat
A UV-stable clear coat over an epoxy base or flake broadcast.
Anti-slip texture
Aggregate added to the topcoat for wet garages, patios and pool areas.

National ranges from HomeGuide's polyaspartic floor coating cost guide. Brownsville prices can differ, and old coatings, crack repair and the number of coats change the total. Your written estimate is the price.
How It Works
1. Test and measure
We test the slab for moisture and look at cracks, stains and old coatings.
2. Grind and fill
The floor is diamond ground and every crack and chip is repaired.
3. Confirm the window
We read humidity, air and slab temperature, then mix in small batches for the short working time.
4. Coat and return
Base, flake or color and clear coats go down, often in one day, and you get a return-to-use time.

Polyaspartic Floor Coating Questions
Is polyaspartic better than epoxy for a garage in Brownsville?
For garages with lots of sun and humid install days, polyaspartic has real advantages: HomeGuide rates its UV resistance as excellent and its full cure at 1 to 2 days. Epoxy is cheaper and builds thickness faster. Many of our floors use both, with an epoxy base and a polyaspartic topcoat.
How fast can I use a polyaspartic floor?
HomeGuide says polyaspartic is dry to the touch within a few hours and fully cured for vehicles in 24 to 48 hours. We give you exact times based on the product and that day's weather.
Does polyaspartic turn yellow in the sun?
Polyaspartic is rated as highly UV resistant, so it holds its color far longer than standard epoxy in bright garages and on patios. Very long exposure and harsh chemicals can still dull any coating, so regular cleaning helps.
Why is polyaspartic more expensive?
The material costs more, and its short working time calls for experienced installers. HomeGuide lists polyaspartic at $5 to $12 per square foot installed against $4 to $10 for epoxy.
