A Growing City With a Lot of New Concrete
Brownsville is where we are based, and most of the epoxy flooring we install goes into Brownsville garages, patios and shops. The city is growing fast. The 2020 census counted 186,738 people here, up from 175,023 in 2010, and the number of housing units rose from 53,936 to 63,191 over the same decade. That is more than 9,000 new homes, each one sitting on a fresh concrete slab. Add the older ranch houses near downtown and the resaca neighborhoods, and the city has almost every kind of floor we coat.
New homes and the SpaceX years
SpaceX announced its South Texas launch site east of the city in 2014. By April 2022 the median home price in Brownsville had reached $239,000, almost $100,000 more than three years earlier, and Wikipedia ties that jump to SpaceX's presence. Higher home values change how people think about the garage. More owners now treat it as finished space: a gym, a workshop or a clean place to park a new truck. A coated floor is often one of the first upgrades after closing.
New slabs come with their own quirks. Builders trowel them smooth, and many get a cure-and-seal product on top. Coatings slide off that kind of surface unless it is ground open first. We diamond grind every new floor we coat, even if it looks perfect, and we check for the sealer before we quote.
Owners, renters and what each one asks for
About 60.1% of occupied Brownsville homes are owner-occupied and 39.9% are rented, according to the 2020 census. The two groups tend to want different floors.
- Owners usually ask for a full flake broadcast in the garage or a metallic finish in a converted room or home office.
- Landlords usually want a solid color with light flake that hides wear, cleans quickly between tenants and keeps oil from staining the slab.
- Both benefit from crack repair before the coating, since clay soil moves slabs here no matter who owns the house.
Living along a resaca
Resacas are old channels of the Rio Grande that wind through the city as long, curving ponds. Many Brownsville backyards back up to one. Patios and pool decks near the water take sun, splash and a steady supply of damp grass clippings and mud. For those slabs we use a textured coating in a light color. It stays cooler under bare feet than a dark finish and gives better grip when the deck is wet. We also slope-check the slab, because water that sits on a patio near a resaca has nowhere to go.
Older floors near downtown
Brownsville has deep roots. Charles Stillman founded it in 1848, it became the county seat in 1849 and it was incorporated in 1853. Houses and storefronts in the older parts of town have been painted, patched and re-covered many times. Under old carpet or tile we often find adhesive, paint and leveling compound layered on the slab. All of that has to come off before a coating will hold. We grind down to sound concrete, fill the pits and patches left behind, and only then lay down the base coat. That prep step takes longer on an old floor, and it shows up as its own line on the quote.
Port shops and industrial floors
The Port of Brownsville sits about 2 miles from the city and links Mexican highways with the Gulf Intracoastal Waterway. It is home to five of the country's eight ship-recycling companies, and Wikipedia describes Brownsville as having one of the fastest-growing manufacturing sectors in the country. That means a lot of shops, bays and small warehouses. On those floors we install thicker epoxy systems that stand up to carts, forklifts, cutting oil and hard wash-downs. We can add safety striping and texture in walkways and work cells.
Heat that shows up early
Brownsville's record high of 106 degrees was first set on March 27, 1984, and tied on August 28, 2023. A 106-degree day in March tells you the install season here does not follow the calendar. Hot slabs make some coatings kick off too fast, and they can trap air that later shows up as pinholes. On hot days we start at first light, keep the slab shaded when we can and choose products whose working time fits the temperature. The rare cold snap matters too. Freezes come once or twice a year, and the city even saw 1.5 inches of snow on Christmas Day 2004. We will not coat a slab that is too cold to cure.

Brownsville Questions
My new Brownsville home has a smooth, shiny garage floor. Can it be coated?
Yes. That shine usually comes from hard troweling or a cure-and-seal product the builder applied. Coatings do not bond well to either one. We diamond grind the whole floor to open the surface, then coat it. We check for sealer at the estimate so the quote covers it.
Can you coat a patio that backs up to a resaca?
Usually, yes. We look at how water drains off the slab, fix cracks and chipped edges, and use a light-colored, textured coating that grips when wet. If the slab sits low and holds water after rain, we tell you before we start so you can decide how to handle the drainage.
Do you coat commercial floors near the port?
Yes. Shops, bays and warehouses get a thicker system built for traffic, oil and wash-downs. We plan the work around your hours and can do the floor in sections so part of the space stays open.
We pulled up old tile in a downtown building. Can the slab be coated?
Often, yes. We grind off the thinset, adhesive and old paint, fill the low spots and test for moisture. If the slab is badly broken up, we tell you what it needs before we quote a coating.
