Coatings for Resort Homes and Golf Cart Garages

Epoxy flooring in Rancho Viejo often starts with a garage that holds a golf cart next to the car. The town grew around the Rancho Viejo Resort and Country Club, which covers about 1,400 acres, mostly golf courses. The Handbook of Texas says Bill Bass bought land for the resort in 1968, and residents voted 96 to 32 to incorporate the town in 1980. Many homes here are built for a life on the course, and their floors take the wear that comes with it.

Carts, chargers and grass clippings

A golf cart is hard on a garage floor in small ways. Wet tires carry grass and soil off the course. Chargers sit in the same spot for years. Batteries on older carts can drip acid, and that eats into bare concrete and some cheap coatings. We use systems that resist chemicals at the topcoat and add enough texture that a wet cart tire does not skid on the way in.

For these garages we usually suggest:

  • A flake broadcast floor that hides clippings and tire marks between cleanings
  • A chemical-resistant topcoat under the charging area
  • A crack fill along the joints where carts roll in and out every day

Homes that sit empty for part of the year

The Handbook of Texas notes that around 1990 the town's population rose about 30% each winter with Winter Texans from colder states, and again in summer when Mexican nationals came to their summer homes at the resort. A house that is closed up for months in this humidity can trap damp air over a cool slab. If you are only here part of the year, tell us when you plan to arrive and leave. We schedule the install while someone is around to run the air and keep the garage door shut during the cure.

Inside the house

Some Rancho Viejo owners want more than a garage floor. Metallic epoxy can turn a game room, home bar or enclosed patio slab into a glossy floor with swirls and depth. Indoor metallic work needs a dry slab, so we run a moisture test before quoting. If the slab reads high, we use a moisture-blocking primer or tell you that metallic is the wrong choice for that room.

Pools and outdoor living

Many lots back up to the course or to water. Pool decks and covered patios take sun, chlorine and wet feet. We coat those with a textured, UV-stable system that stays cooler and grippier than a smooth gloss. Cracks get filled first, since this area's clay soils move with wet and dry seasons.

HOA and resort considerations

In a community built around a club, owners often ask whether floor work needs approval. Coating a garage or interior floor is usually interior work. If your project also changes the look of the house from the street, such as a new garage door or a coated driveway apron, check your association's rules before that part starts. We can write the floor scope on its own so it is easy to share. We also keep our trucks and equipment tidy, set up in your driveway and clean up each day, since neighbors are close and the streets are quiet.

Colors that suit the setting

Many owners pick flake blends in tans, grays and earth tones that match stucco and stone. For interior metallic floors, we can show samples in the room's real light before you choose.

What to expect

1. We visit, measure and test the slab. 2. You get a written quote with the system, each coat and the price. 3. We grind, repair and coat, usually in one to three days depending on the system. 4. You get cure times for foot traffic, carts and cars.

Rancho Viejo Questions

Will a golf cart charger or battery damage a coated floor?

Battery acid can etch bare concrete and weaker coatings. We use a chemical-resistant topcoat, and we suggest a drip tray under older carts. Wipe up any spill when you see it.

I am only in Rancho Viejo for the winter. Can you do the work while I am away?

We prefer to install when someone can keep the garage closed and the air moving during the cure. If that is not possible, we can talk through options at the estimate, including timing the job for the week you arrive.

Can metallic epoxy go on the slab inside my house?

Often, if the slab is dry enough. We test moisture first. If it reads high, we either add a moisture-blocking primer or recommend a different finish for that room.
