From Winter Homes to Year-Round Living

Indian Lake has changed a lot, and so has the concrete we see when we do epoxy flooring in Indian Lake. The Texas State Historical Association says the town became a mobile-home community for winter residents in the 1960s, with 365 lots in the early 1990s. By 2004, houses were going up and the year-round population was growing. Wikipedia shows the population rose 31.1% from 2010 to 2020, to 839 people. Today the town has both older pads and newly poured slabs.

Small slabs, lots of use

On a small lot, the concrete pad does a lot of work. A carport is also a porch, a workshop and the spot where the golf cart and the grill live. These are the floors we coat most often here:

  • Carport slabs beside mobile and manufactured homes
  • Single-car and two-car garages on newer houses
  • Back patios and screened porches
  • Walkways and entry pads

Outdoor pads under a carport roof still see blowing rain and sun on their edges. We use a UV-stable topcoat on those so the color holds up.

Footing comes first

At the 2000 census, 31.4% of Indian Lake residents were 65 or older and the median age was 46. Many homes here still have older owners. A shiny floor that turns slick when wet is a real risk, so we plan for grip from the start: 1. We pick a flake broadcast that leaves a light texture. 2. We can add a fine grit to the topcoat on outdoor and entry slabs. 3. We use a satin finish instead of high gloss when glare is a concern. 4. We keep edges at doorways smooth and low.

We bring samples to the estimate so you can feel the texture underfoot before you choose.

Winter visitors and seasonal homes

TSHA says Indian Lake residents in the early 1990s came mainly from northern states, with 500 to 600 people here in winter and about 100 the rest of the year. Some homes still sit empty for part of the year. A sealed floor helps with that. Dust, pollen and the odd leak do less harm to a coated slab, and the floor is quick to clean when you come back. If you are only here part of the year, we can schedule the work for when you are in town or set it up with someone who has a key. We send photos when the job is done.

Water nearby

The town covers about a quarter of a square mile, and part of that is the lake itself. Low ground near water can keep slabs damp, so we test moisture before quoting. If a slab is too damp for a full coating, we tell you and suggest what will work.

Easy upkeep

Most owners here want a floor that takes little work. A sealed coating needs only a sweep and a damp mop. Sand, leaves and mud wipe up instead of grinding into bare concrete.

Indian Lake Questions

Can you coat a carport slab next to a mobile home?

Yes. Carport pads are among the most common floors we coat here. We grind the surface, repair cracks and use a UV-stable topcoat, since the edges of a carport still get sun and rain.

How long will I be kept out of my carport or garage?

It depends on the system. A polyaspartic floor can often take foot traffic the same day or the next. We give you written times for walking, moving things back and parking.

Is there a strong smell during the work?

Some products have an odor while they cure. We ventilate the space and can suggest lower-odor options if anyone in the home is sensitive to it.
