Shop and Garage Floors in Olmito

Epoxy flooring in Olmito gets put to work. Plenty of slabs here hold trucks, tools, mowers and whatever a big household needs to store. Olmito is a small community on I-69E about 9 miles north of Brownsville, and its name is Spanish for "little elm." The Resaca del Rancho Viejo, an old channel of the Rio Grande, forms its western edge, and Olmito Lake sits in the north. Water close by means damp ground, and damp ground matters to a floor.

Water on two sides

A slab near a resaca or lake can draw moisture up from below, especially after heavy rain. Moisture coming through the concrete is one of the main reasons a coating lifts or blisters. So before we quote, we test. If the reading is high, we use a moisture-tolerant primer or a system that breathes. If the slab is wet because water runs toward it, we will tell you to fix the grading or the gutters first.

A town of working floors

Olmito has been a working place for a long time. The Handbook of Texas records a cotton gin, a grocery and a post office here by 1914, a few years after the railroad station opened in 1911. Today many lots have a detached shop or carport slab next to the house. Those floors see oil, grease, welding sparks and heavy jacks.

For shop and work floors we recommend:

  • Commercial and shop floor epoxy at a thicker build for jack stands and rolling tool chests
  • A chemical-resistant topcoat where oil and brake fluid drip
  • Grit in the topcoat so a wet floor is not slick
  • Concrete crack and slab repair where heavy loads have broken the edges

Garages for large families

Households in Olmito run large. The 2000 census found an average household size of 3.95 people, and more than half of households had children. A garage in a house like that might be a play area one day and a party space the next. A flake floor is easy to sweep and mop, and it hides scuffs from bikes and toys. If the budget is tight, a single-color epoxy with a clear topcoat is a solid choice that still seals the slab.

Mesquite and outdoor slabs

Olmito calls itself the "mesquite capital of the world." Backyard slabs for grills, smokers and outdoor tables are common. Grease and ash stain bare concrete fast. A textured patio coating seals those stains out and stays safe underfoot when it rains.

Hot, humid days and cure timing

Olmito has a humid subtropical climate, with hot, humid summers and mild winters. A detached metal shop in July can get very hot, and a hot slab makes epoxy set too fast. That shortens the working time and can leave lap marks. In shops like that we start early in the morning, before the roof heats the building, and we may use a slower-curing product. In the cooler months the problem flips. A cold slab under damp morning air can sweat, and we wait for it to warm and dry before coating.

Driveway aprons and carports

Many lots here have an open carport slab instead of a closed garage. Those floors get sun, rain and blowing dust. We coat them with a UV-stable topcoat and add grit, so they hold color and stay safe when wet.

Olmito Questions

My shop is close to the resaca. Will moisture be a problem?

It can be. We test the slab before we quote. A high reading means we use a moisture-tolerant primer or a breathable system. If water is running toward the slab, that needs fixing first.

Can a coated shop floor handle jack stands and a floor jack?

Yes, with the right build. We put down a thicker epoxy system on shop floors and fill any broken edges first. Use pads under jack stands to spread the load.

What is the most affordable way to seal a garage floor?

A solid-color epoxy with a clear topcoat costs less than a full flake system and still seals out oil and water. The prep is the same, because no coating lasts on a floor that was not ground.
