Combes Floors, From Highway Shops to Home Garages

Epoxy flooring in Combes covers a mix of jobs. The town sits on I-69E about 4 miles north of Harlingen, and it is the last town on that highway in Cameron County before Willacy County. State Highway 107 starts here and runs west toward Santa Rosa and Edinburg. That puts Combes on two busy roads, with shops and service buildings on one side and homes on the other.

Ranch roots

The Handbook of Texas says Combes began as the headquarters of the Combes Ranch, named for Charles B. Combes, a Kentucky settler who arrived in the early 1900s. The town grew after the railroad came through in 1904 and was incorporated in the 1950s. By 1949 it had twenty businesses. Some lots still have older outbuildings and barns with concrete floors that have never been sealed.

Shop and commercial floors

A highway town has its share of service bays, storage buildings and small shops. Those floors see trucks, forklifts, oil and solvents. For them we recommend commercial and shop floor epoxy at a thicker build, with a chemical-resistant topcoat and grit for traction. We can stage the work by bay, so part of the building stays open while the rest cures. Before we start, we cut out and patch broken joints and spalled areas so a loaded cart does not catch an edge.

Rental homes

The 2020 census counted 1,091 housing units in Combes, with a rental vacancy rate of 13.9%, far higher than the 1.6% homeowner vacancy rate. If you own rentals, the time between tenants is the time to fix the garage floor. A sealed floor:

  • Wipes clean after move-out instead of holding oil stains
  • Cuts the concrete dust that ends up inside the house
  • Looks finished in listing photos

We can usually finish a two-car garage in one to two days, which fits a short turnover window.

Homes with older owners

In 2020, 18.4% of Combes residents were 65 or older. For those homes, grip matters as much as looks. We use flake and a textured topcoat so a wet shoe does not slip on the step from the garage into the house. We can also keep the color light so the room is easier to see in.

Old barns and outbuildings

Some older lots around Combes still have a barn, a pump house or a storage building with a slab that has never been sealed. Those floors are often dusty, uneven and stained from years of use. They can be coated, but the prep is heavier. We grind off loose concrete, fill holes and low spots, and patch broken edges before any coating goes down. If a slab is badly cracked or sits below the ground around it and floods, a coating will not fix that. We will tell you so at the estimate and give you a price for just the repair, if that is the better place to start.

Combes Questions

Can you coat my shop without closing the whole building?

Often, yes. We can split the floor into sections and coat them on different days, so part of the building stays in use. We plan the order with you at the estimate.

Is a garage coating worth it on a rental?

For many owners it is. A sealed floor cleans up quickly between tenants and does not hold oil stains. A solid-color system keeps the cost down while still sealing the slab.

Can you make the floor less slippery for an older family member?

Yes. We add flake and a textured topcoat, and we pay attention to the step into the house, which is where most slips happen.
