Half Land, Half Water

Port Isabel is a town where epoxy flooring has to deal with the bay. The city sits on the west side of the south end of the Laguna Madre, at the mainland foot of the Queen Isabella Causeway. More than half of its 13.8 square miles is water, 50.94% by Wikipedia's count, and its elevation is about 6.6 feet. Floors here are close to the waterline in every sense.

Two storms that set the standard

Hurricane Beulah caused extensive damage to much of Port Isabel in September 1967. Hurricane Dolly did it again on July 23, 2008. Owners who lived through Dolly know what a garage looks like after storm water drains out: a layer of silt, salt and debris on bare concrete that soaks in and stains. A sealed floor does not stop water from coming in. It does let you hose the mess out the door instead of scrubbing it out of the concrete.

If your floor has been under water, we treat it as a special case: 1. We let the slab dry fully and test it for moisture. 2. We grind off salt residue and anything the water left behind. 3. We check cracks and edges, since water often moves the slab along them. 4. Only then do we coat.

Ground-level storage and work rooms

With homes this close to sea level, a lot of Port Isabel properties keep their slabs for storage, parking, fishing gear and workshops. Rods, reels, coolers and boat parts come in wet and salty. A coated floor with texture gives grip on wet days and keeps salt from working into the concrete. We often recommend:

  • A flake floor with anti-slip additive in the topcoat
  • A light color that shows sand so you know when to rinse
  • Coating the stem walls so water has fewer bare edges to get under

Patios and outdoor slabs

Patios and porches near the water live in sun, salt spray and wind-blown sand. Our patio and pool deck coatings are textured, light in color and UV-stable so they do not chalk or yellow in the sun. Sand acts like sandpaper on any finish, so we suggest a quick rinse after windy days.

Homes that sit empty part of the year

The 2020 census counted 2,350 housing units in Port Isabel, and 23.5% of them were vacant, a high share that reflects seasonal and second homes. Closed-up houses can build up humidity in the garage. If you are away part of the year, we can schedule the work for when you are in town or arrange access. We test the slab on install day either way.

An old port town

Port Isabel was a cotton-exporting port before the Civil War and was incorporated as a city in 1928. Some homes and buildings near the old town center are older and carry many layers of paint and patching. We strip all of it before we coat. Old slabs also tend to have more cracks and chipped edges, which we fill and grind flush.

Port Isabel Questions

Will a coating protect my Port Isabel garage in a hurricane?

No coating keeps storm water out. A sealed floor makes cleanup much easier and keeps salt and silt from soaking into the concrete. After a flood, rinse the floor, let it dry with the door open and call us if anything looks lifted.

What finish works best for a fishing and storage room?

A flake floor with an anti-slip topcoat. It hides sand and water spots, gives grip on wet days and rinses clean with a hose.

Can you coat a slab that flooded years ago?

Usually, yes. We test for moisture and salt, grind off the residue and repair cracks. If the slab shows damage a coating cannot fix, we tell you first.
